More than halfway to the deadline: 2024 Vacant Home Tax declaration reminder

As of today, the halfway point of the declaration period, the City has received 674,937 declarations – representing more than 80 per cent of all residential properties. The City of Toronto is reminding residential property owners that they must submit their 2024 Vacant Home Tax (VHT) declaration by Wednesday, April 30.

The VHT program is a crucial part of the City’s efforts to encourage property owners to rent or sell vacant homes to help increase the housing supply in Toronto, helping make homes more affordable. All residential property owners are required to make an annual declaration about whether their property is occupied or vacant.

It’s easy to declare
- Property owners have several options to submit their occupancy declaration including:
- Online: Access the user-friendly portal at www.toronto.ca/VacantHomeTax.
- Phone: Call 311 within Toronto or 416-392-2489 from outside the city to declare in 180 languages.
- In-person: Visit a Tax and Utility counter at Toronto City Hall or any civic centre. Find information about locations at www.toronto.ca/InquiryPaymentCounters.

In addition, dedicated staff will be available to help homeowners make their declaration and answer any questions at VHT pop-up sessions. These will take place next to the Tax and Utility counters on the following dates at Civic Centres, from 9 a.m. to 3 p.m.:
- City Hall (100 Queen St. W.) on Wednesday, February 5, Friday, March 28, Tuesday, April 22 and Wednesday, April 30.
- North York Civic Centre (5100 Yonge St.) on Wednesday, February 5, Thursday, March 27, Wednesday, April 23 and Wednesday, April 30.
- Scarborough Civic Centre (150 Borough Dr.) on Monday, February 3, Wednesday, March 26, Friday, April 25 and Wednesday, April 30.
- Etobicoke Civic Centre (399 The West Mall) on Thursday, February 6, Monday, March 24, Wednesday, April 23 and Wednesday, April 30.
- York Civic Centre (2700 Eglinton Ave. W.) on Tuesday, February 4 Thursday, March 27, Thursday, April 24 and Wednesday, April 30.
- East York Civic Centre (850 Coxwell Ave.) on Friday, February 7, Tuesday, March 25, Thursday, April 24 and Wednesday, April 30.

About the VHT program
The VHT program applies to residences that have been unoccupied for more than six months in the previous calendar year unless it is the owner's primary residence, the principal residence of someone permitted to live there, was occupied by a tenant for at least six months or qualifies for an exemption. All property owners must submit an annual declaration, even if the property is their primary residence and occupied.

For the 2024 taxation year, the VHT rate is set at three per cent of a property’s Current Value Assessment. If a declaration is not received by the deadline, the property will be deemed vacant and a VHT Notice of Assessment will be issued.

Revenue generated by the Vacant Home Tax supports important housing initiatives outlined in the HousingTO Action Plan (www.toronto.ca/community-people/community-partners/housing-partners/housingto-2020-2030-action-plan) such as funding for Toronto Community Housing Corporation units and the Multi-Unit Residential Acquisition program (www.toronto.ca/community-people/community-partners/housing-partners/housing-initiatives/multi-unit-residential-acquisition-program) which helps acquire and preserve at-risk rental housing as permanently affordable.
